Another thought (haven't looked at PVR's at any point here - maybe an extra 2 vehicles) could be extending the 71 to the Arnison Centre via South Burns, North Approach, The Avenue and either go the way the 50 does or have it drop back down onto Durham Road and follow the 21 to Pity Me.
